Most of the owners who have built in Greece say that if it had to be done again, they would not do it again! And some even resell directly at the end of construction to leave the country!
WHY ?
For many years when we were surprised by certain local behaviours, we had as our only answer. “You are in Leros, you do as we tell you to do!!” Well, no!! A kind of disguised threat that allows us to understand a little better how some foreigners have found themselves in terrible situations in their real estate projects in Leros. So as it is human, we thought we could deal with this kind of behaviour! Well, no! Like all foreigners in Leros, we have suffered the throes of certain behaviours far from our Western ways of doing things!
Our field search lasted five years and we met many actors in the field on the island, but also live with owners, individuals… Often we told ourselves that we should make it a book, harder by this blog we prefer the sharing of experience, that it can be useful to others, that’s really what we would have liked to know before starting to build in Greece!
The locals are very picky about their reputation, what is said about them because they spend their time doing it on the phone leriotes! They know perfectly well that foreigners are weaker in this area, that this weakness makes them financial prey! And never make a mistake, the only motivation of a leriote is to make as much money as possible on your back, it is the only purpose of their life and no matter the quality of the work or service they give you. That their deficiency plunges you into a financial abyss, of feelings, believe us they have nothing to do with it! The only thing that matters is their pocket, to do what, nothing but to exist, to amasse, that is the reason for being and nowhere else!!
When they are caught, that you corner them comes the time of the threat for defamation, of the lawyer, don’t even pay attention to it it’s just a mouth effect
Lying or even shame is commonplace! A way of existing for them to try to show you that they know, to give them authority over you! We have fallen into the trap several times!
HOW ?
Sometimes you don’t stop seeing some, then after a disappointment you never meet them on the roads!! It’s a local sport! And there will simply be no one left to help you! How many times have we heard Avrio, na ta poume, na ta vroume which was simply end of non-receiving and manage you I don’t care! We cannot advise you to never show that you have money, to pay only when you are satisfied, never to pay before!!
It’s a pathological behaviour with money that you can’t guess where you come from!!

IN CONCLUSION
Always stay alert if there is a financial approach. It is not because you pay for the service of a professional (lawyer, civil engineer,…) that he will be on your side. Don’t trust too much and stay demanding in your request! If you want to build, get help and above all know perfectly what you want and demand!!! We are only guests of Leros, which has more of an oriental than a Western influence! Nothing is like home!!!
