Not the most beautiful but very authentic of Greek life. Its tiny intimate beaches, its flourishing nature, its unique fragrances, its mildest climate throughout the year, the charms of Ilian life with its outdated rhythm make it a real little diamond in the Dodecanesus.
She unleashed the passions, we stop there almost by chance and we come back tirelessly. Not much changes from one year to the next but it’s a bit what we like compared to our Western origins.
It allows you to reconnect with nature with an exceptional air quality BUT the inhabitants of the island do not have the understanding of this ecological treasure and mistreat it with their wild waste, with their lack of consideration for their biodiversity!!
So very often we want to discover that further than the end of August, the end of September and how is winter, like a kind of mystery and then we think that it would be good to put down your suitcases in leros with your friends, with your family… The project of a life, you want your foot on the ground in this little paradise
Two or three weeks of exciting holidays in Leros are not enough to decide to acquire real estate in a country like Greece. These two months are not a reflection of the life of the island especially for foreigners!!! You have to go further in your reflection before deciding….
For two years now, Leros has been opening its tourism to Turkish neighbors, this trend will drastically accentuate in 2026. Tourism on the island will greatly evolve and change, and mentalities too and this must obviously be taken into account.
Don’t wait to be welcomed with open arms. The leriotes only want to live among themselves and not change their habits too much. Everything we would have liked to know before starting our construction!!! Because here everything is complicated, nothing takes place according to our Western benchmarks.
THE LAND
- At the beginning of our search, we saw all the real estate agencies in Leros.
- Nothing was precise, many things omitted such as the orientation of a settlement and exteriors so important on a Greek island!
- Nothing professional… and we had a reputation as a pain in the ass!!
So we crisscrossed the island to find the land of our dreams by multiplying the negotiations. 5 years and unimaginable anecdotes!!!
THE HOUSE
- Then it was the civil engineer stage, we met 6 on the island. Without much conviction! We also observed a lot of local constructions. We didn’t like thing.
- The orientation of a house in Leros is the most important point given the wind. The exteriors are just as important as the interior given the climate.
- This explains the big failures we see on the island in terms of architecture !!!
- We were shown photos from Pinterest but reference!
- We suspect that some plans are replicated identically regardless of the terrain!!!
- Creativity was inversely proportional to the cash requested!
We ourselves drew and modeled the plans of our house in 3D, only we know how we live and no service provider seemed to understand it.
THE BUILDING PERMISSION
- We have actively followed all the steps of the license with the additional constraint of archaeology authorization.
- The small pool was failed by the Kalymnos Committee for water shortages in Leros that the municipality had not decreed!
- Of the 5 architects present when I came during the second presentation in Kalymnos, none had ever come to Leros to see the different local style…
- The Archaeological Council of Rhodes has lived up to the Greek bureaucracy!!
- The three institutions necessary for your license have an electronic transmission network but which is not interconnected to each other each his own!!!
All the steps are rather simple (but abnormally long) but no one explains them to you in a synthetic way. We do and we say all the real obstacles!!
THE BUILDING
- We met all the construction companies on the island, so we decided to carry out our construction independently!!!
- Despite minister’s fees, no electrician on the island was able to make us a photovoltaic installation, so we acquired the competence on the most modern systems.
- Something intrigued us from the start it was the lack of love between the owners and the construction from the end of the construction site…

Unfortunately, as soon as you want to do something other than tourism, EVERYTHING becomes complicated.
